Management

Our management team has over a decade of experience in managing properties from single family dwellings to large multifamily. We pride ourselves on being the in-between person by holding our residents, our investors, and our properties in the same mental category: client. We take care of everything: communications, property checks (monthly), financial reports (monthly), Bi-Annual inspections with full report, and anything else the property or resident need.

We grow as you grow. Our property management fees are given in tiers based on the number of doors you have under management. This ranges from 10% for one door to 2.5% for 200+ doors.

Leasing

Taking unleased properties and leasing them in a short period of time is our specialty. Our team puts in many man hours to receive 230+ prospects per door, be present for open houses, retain prospects and give clear instruction to pave a smooth road to leased. We guarantee our residents for one year. What does that mean for you? You pay one lease-up fee for a 12 month period. If we had to remove a resident we placed before the first year is up, we will prorate the next fee to accommodate.

Our lease-up fees are also on a tiered scale based on doors managed. These range from 100% of first month's rent to 25% of first month's rent.

Accounting

With a strict accounting process and schedule, you know your property is well taken care of. Our account manager is timely, professional, and detail oriented.

We keep track of payments from residents, late fees, collections, invoices for the property, detailed financials, owner payments, and any other income/expense.

Project Management

Our team manages any level of project to ensure best use for resident, owner, and property alike. We like to be involved at every stage of a project. From project planning, bid collection, material acquisition, job execution, job completion, and invoice audit and payment. We charge a simple 10% of invoices collected as a project management fee.
